As a first time homebuyer, you have many choices of programs available to you.  It can seem overwhelming at first, but as your mortgage loan consultant, I will help you find the perfect mortgage loan for your needs.

Some of the programs that work well for first time home buyers have features such as little or no down payment, lower interest rates, and  they allow "gifts" from family members or non profit organizations to help with closing costs or down payments.  Other features sometimes involve lower interest rates the first three years and therefore easier qualification if you're new on the job and aren't making a lot of money. Veterans can receive low cost financing for 100% of the purchase price of their new home.  There are programs that will subsidize your home if you choose to live in a rural area and even  programs that allow for fix up money if that first home is less than perfect condition.

The most important step in buying your first home is to call me!  Before you spend your time and money driving all over the place looking at homes, I will quickly qualify you.  This way, you only look at homes you can qualify to buy.  Before our appointment, gather the following:

• The last 2 years w-2 statements
• The last 2 pay stubs from your employer(s)
• The last 2 months bank statements for all accounts to include IRA, 401k, checking and savings

When finished with our appointment,  you will know exactly what you're qualified for and what the payment will be.  I will also give you a Pre-Approval letter.  This is very important for your seller as they only want to deal with people who have been Pre-Approved to buy their home.

If you have a Realtor, that's great.  I can work with any agent on the purchase of your home.  If you dont have an agent, then I can recomend one for you.
